Land purchase

I struck a deal with a seller for purchase of a 1 acre of agri land out of my terminal benefits; seller insists cash payment. I am worried as to how to make payment, as all I have is white money being the terminal benefits after retirement. kindly suggest as to the payment methods, so that I could not become party to the white money converted into black for the seller insisting all cash payment.
