wrong survey number and wrong entry of area of the plot

Hi sir/madam
Recently we were planned to purchase a land in Rajahmundry, Andhra Pradesh and taken all xerox copies of documents. But we find that the area of plot in document is 22.93 cents, but when we search in adangal it shows 22 cents only. And the survey number according to passbook also wrongly entered in Adangal. now, can I go for purchase or not? or am I need to change all requirements first? please suggest

No do not purchase until the documents are not set right through alegal and valid process. You will buy the land with defective title.

The variation in area need not be a matter of concern; such discrepancies are not uncommon. However, the adangal entries need to be reconciled.

Get the original documents of the property in question corrected by seller before finalisation of purchase transaction.

If rest of the details are genuine and worthful land then ask your seller to correct the records by way of rectification deed . once he agreed then wait till the correction
