Correction In Flat Number

Dear Sir/Madam,

 

This is Amit from Thane (Mumbai) .

             

My Case

=======

I had purchased flat in Thane in SEP-2010 and at that time Builder had made sale agreement and registered the same now society formation is in process and in that i came to know that my flat number is wrongly allotted as 405 instead it should be 406 as per Municipal Approved floor plan .

(On our floor total 6 flats are there )Then i enquire with my neighbor (who had purchased 4 flat on our floor) and came to know that there is also 405 flat allotted to them .(They are also not aware of the facts before ) i have take home loan and my original agreement is with Bank .

 

 

That means double registration done for flat number 405.

 

Then i shown this mistake to builder and he agrees the same and he is ready to do the correction agreement.

 

1) Now what precaution should i take  ?

2) Does Society NOC needed ?

3) Any Particular document from Builder for future is needed ?

Dear Client, Deed of correction is sufficient to rectify the mistake. The deed has to signed by the same parties who  have signed the sale agreement of your flat.

U registration a Rectification Deed for that and each party who sign in Sale Deed  / Allotment Deed is sign in this Rectification DEED.

Dear Client,

RECTIFICATION Deed is sufficient to rectify the mistake. The deed has to signed by the same parties who  have signed the ORIGINAL SALE DEED and better to take NOC from the Society.
