Counter to order 12 rule 6

a case was instituted against me for eviction from rental property by the land lord. the lease is unregistered lease and consequently I have admitted that i am a tenant and the rent is above the limits set by delhi rent control act.

the plaintiff has filed an application under Order 12 Rule 6 so that the plaint may be decided in his favour, and as per the attitude of the judge concerned the order seems to be going in favour of the plaintiff.

my intention is to delay the proceedings for as long as possible (to gain as much time as possible).

Can any one guide me as to how can i proceed with any applications/appeals..

If you have not filed your counter for petition under O12R6, delay the same for some time, after that delay the proceedings by seeking time for argument on that petition and after the order passed which is against you, go for a revision against the said order before the high court, delay the proceedings there and stall the trial at the lower court stating pending before high court.
