court law on evection

sir, here is my details I entered an agreement with a tenant for 11months period ,tenant also signed for it( for my house)

tenant was paying rent thru cheques regularly but due to his vorieous behaviour I did not like to renew the agreement but in the agreement there is a clause that either of the party can terminate agreement by giving 3months notice in written ,tenant also agreed & signed so based on this I gave him 3months prior notice to quit, and 1 month notice thru my advocate he did not respond finally I filed evection suit against him

tenant said court won't give evection order forjust 1year stay &said he know how to tackle in court

my question
1 is it true that court won't give evection order for just 1year stay

2 tenant was paying rent regularly thru cheques so is it a,plus point to tenant to fight in court saying he was promptly paying rent

3 I'm a senior citizen &I want it for my own use pls let me know how the court takes this case pls suggest me
