Deed of declaration

I am in the process of buying a property. Its a duplex home. 4 constructed in 2 grounds. The seller has bought it from a builder in 2009 who has inturn bought it from one Mr.X in 2006. In 2005 Mr X has inherited htis property from his father. Mr.X has made a registered deed of declaration (in part IV-which do not form part in EC) stating that in the purchase document in 1965, the surver number is mentioned wrongly as 80 instead of 79. My seller has obtained a loan from HDFC and further the property has also been approved by Axis Bank that time. 

 

My question : Is the deed of declaration made by the legal heir of the purchaser valid.? If not, what precaution that I should take before purchasing the property.

Deed of Declaration wont serve the purpose. The Survey No. from 80 to 79 could be corrected by Deed of Rectification and that too the same shall be executed by the builder.
