Sir, I HAVE GIVEN ONE COMMERCIAL PROPERTY IN RENT IN DELHI FOR LAST 4 YEARS... WE RENEW RENT AGREEMENT EVERY 11 MONTHS WITH INCREASE OF 10% (AS PER DEED) MADE UP OF 100 RS STAMP PAPER...MY QUESTION IS IF NEAR FUTURE ANY DISPUTE COMES BETWEEN LANDLORD & TENANT FOR VACATE THE PROPERTY THEN THIS AGREEMENT HAVE SOME VALIDITY IN COURT & ANOTHER QUESTION WE CONSULT WITH LAWYER HE TOLD US THAT TAKE ONE MONTH RENT & SECURITY AMOUNT BY CHEQUE & MENTIONED CHEQUE NUMBER IN RENT AGREEMENT THEN THERE WILL BE NO PROB..

If the tenant vacates a property early, the landlord should be given two to three months’ notice, or as stated in the rental agreement. Landlords will usually expect the tenant to either pay the remaining months of the lease or forego the security deposit.
