I'm in the process of buying Agricultural Land in Raigadh Dist Maharashtra.
I just wanted to know the difference between - 32G & A1.
Assuming the farmer is selling his land but is under any one of these clauses.
1) What do these clauses mean?
2) What are the procedures to clear the title on the particular property?
3) Will I know on the updated 7/12 extract or other documents, the exact cost (assuming it is a backlog of property tax/ Land revenue & or encumbrances) of clearing the clauses & time it will take.
4) Will the FARMER have to clear the papers from his side, assuming with me financing, or can it be transferred on my name & then I clear the title without anything to do with the farmer.
5) I strongly feel & logically it makes sense that the property being on the farmers name will have to be cleared before selling, to which how do I work around this, because once I pay him the money to clear the clauses what’s the guarantee that he will not back off & say's he doesn’t want to sell the plot, can I make an agreement that will protect me either ways.
