we have a grama natham land in tamilnadu and wasn approach by a middlemen to get it sold. selling the enjoyment rights i mean here. he asked for Rs 500 to check EC on this land. and when asked for the EC document, he says, he ran EC check on this land in the sub registrar office (and it is a manual check for this land as it is not computerized yet) and nothing came through as owner of this land as this is a grama natham land and it just came as NIL. is it true that when there is no owner details listed in the property, then no document will be issued and the EC will just be a simple soft check on the system or am not sure if he is fooling around with the 500 taken.
