Filing civil suit

Hi -  We have ancestral property(around 1 acre) near Hosur, tamil nadu state and we found that one of our neighbour had forged our grand father signature and got the land registered under his name and this incident looks like it has happened long back (in year 1989), but my father did not find that and we have found this now in 2024 when we examined the neighbour's land documents.

we have our grand father's death certificate stating death happened on year 1978

Some lawyers in hosur stating we cannot file since limitation period is exceeded, some lawyers are saying we can file, but we are in confused state, can someone suggest exact law if we can file the case or not?

You can file the suit for declaration of title an for setting aside the sale deed stating that you became aware of the fact of this forged sale and fraud very lately,

Under whose possession is the property, if it is under his possession, then it will be big struggle to win the case,
