Those who are having such gift deed in their name are having such powers as real owner with good title in his name that includes dealing with property like raising the loan, mortgage, or dispose off the property.

Hello,

Once the gift deed is executed in your favour you are the owner of the property, therefore, you can avail loan by mortgaging property, sale property to the third person or rent out the property etc.
