Hosue rent increased by almost 50% in 11 months.

Hello Sir,

I have taken a 2BHK house for rent in Babusapalya, Bangalore  in June 2011 for a rent of Rs.8000/- per month. After the agreament period of 11 months the landlord is demanding a rent of Rs.12,000/- which is nearly 50% hike and as per the signed agreament the hike has to be 7.5% anually which ampunts to hike of Rs.600/- totally the rent will come to Rs.8600/-. But after negotating it was agreed for Rs.10000/- an hike of 25%,  after transfering Rs.1000/- towards June 2012 rent now the landlord is telling that she has got a new tenant who can pay her Rs.12000/- and asked me to pay the same else vacate the house by the end of July 2012 and to pay her Rs.10000/- towards the house mainentainece as per agreament.

I am holding the old agreament new agremanet has not yet been done and the whole transcation of rent and deposite was through the bank account transfer only.

Please guide me what can be done now and how to fight a case gainst her.

at no cost house rent can be increased by 50% in  a year the maximum hike of rent is only 10 % per annum.
