To get better advise, you should disclose the place where the property is situated.

However,

1. Subject to local practices, you may get stay order within a week.

2. You should collect all documents showing your rights and title viz. sale deed in favour of your grandma, proofs of possession i.e. municipal records, bills of house tax, watter tax, electricity etc. and proofs showing your family tree so as to establish that you are grandson.

3. you should immediately complain to police.

4 and 5. If your version of story is true, then alleged  registration is fraudulent one and liable to be declared void and it will be canclled by the court.
