If your lease deed provides for termination of lease before expiry of the lease period on certain ground, then you can issue prior notice to the lessee and terminate the lease on existence of the said ground. However, he may challenge the said notice before the appropriate forum and this will lead to unnecessary litigation between you and your lessee.
