Inheritance of property

Hi,

My father left all his property in the state of Kerala to my mother in his will, which was executed on plain paper and witnessed by two people. The property has not yet been registered in my mother's name.

Kindly let me know if registration fee needs to be paid if the property bequeathed by my father is to be registered in my mother's name.

If registration of the property would attract registration fee, it is possible for my mother to write a will in the names of her children who can then get the property registered in their name?

Regards,

Ajit
