Land problem (patta)

My Granddad owned 3.50 acres of land , in which he sold 2.00 acres of land to Mr. X in 1990 , but Mr X sold 2.20 acres of land Making Plots , He sold 0.20 cents extra in 1993-1995 . But we had put a fencing in our land ie for 1.5 acres and were living there untill now , few days back some people showed up with a patta in their hand for 0.20 cents which is ours sold fraudulently by Mr. X to then . We have Mother documents but since they have patta they want to take over our 0.20 cents of land , How should i proceed now???

Take the document copy of land sold to Mr. X in 1990 and also sold of 0.20 cents extra in 1993-1995 to others from the Sub-Registrar Office (certified copies).

Read them carefully and especially schedules and boundaries and also extents of the land.

Next read your mother documents of yours and find the variation of any extend of lands.

Then apply for Government Survey of your entire land.

However, to avoid unnecessary issues in future, you have to give a petition to the concerned revenue officials to cancel the patta issued infavour of the other party to the extent of excess area and follow up the same with an aid of a lawyer.
