lease agreement & POA

Dear Experts,

My borther residing in US intends to give his property on 11mths lease/ contract. How should I go about it to be sound in the legal aspects.Can i make an agreement in my name because the owner is not present? How can He send a POA sitting in US, or can anybody make it in india itself? Pl advise

 He can make the power of attorney (special power of attorney) the draft of which should be available with even an agent engaged in real estates, This could be made on plain paper and either notarised or attested in US and sent to you. Once received in India you may present this before the local stamp authorities who will affix special adhesive stamp of frank the same for the requisite value of stamp duty for POA.
