The landlord may consider to forgo or charge reduce rate of rent for the lockdown peroid.
Legally you have to pay full amount of rent as per terms and conditions of the rent agreement, no escape/ excuse, whether you have opened clinic or not.

is covid 19 pandemic comes under the definition of natural calamity, & your premises closed for your business purposes.when not used because of natural calamity how can one pay rent from his own pocket
