Letting out a residential place for commercial purpose

Dear Forum Members

I need your valuable inputs on the query raised below.

 

1. I am owning a residential house in chennai (ground + 1st floor). i am residing in 1st floor.

2. India Post has approached me for taking the ground floor on rental for setting up and functioning of post office.

3. How to change the property tax status from residential to commercial ( any exemption if used by Government agency like post office)

4. How to change EB connection from residential to commercial ( any exemption if used by Government agency like post office)

5. what are the other important factors with respect to agreement  to be taken into account in this regard.

6. is Service tax to be paid by me for the commercial tenancy?

7. Will TDS in this nature come under the ambit of 194C or 194I.

After giving the rental possession to PO, intimate the same to Corporation of Chennai and ask for conversion of tariff.

There is no concession on tax, as you are not giving any concession on rent.

EB also the same case.
