Maintaince regarding open terrace attached to a flat

Dear Sir,

i the undersigned have an issue related maintainance in my society regarding open terrace attached to my flat

the members of the society are asking maintaince for the open terrace my carpet area is 598+154 (154 open terraces) i have heard that their is no maintaince for the open terraces

i stay in kalyan 421306

please help me regarding this situation

Dear Sir,

Service charges of society are per unit irrespective of the size. If the terrace is for exclusive use of your flat, records given by builder or the Municipal Corporation will show it and accordingly your Property Tax will be payable.

Please talk to your society office bearers and resolve; else you will have to approach Dy. Registrar.

i want to say that that terraces is attached by bedroom as a open gallery or balcony means an open terrace attached my flat is their any rule of paying maintainace of open galleries also as i have heard that the maintainance is only for carpet area of a flat not theopen terraces or galleries
