Mutation on ancestral property

Team,

Two queries(Jurisdiction -Kolkata, lease-hold property) . Thanks in advance for your kind response

1. For mutation in ancestral property , is there any rule which stipulates that majority of stakeholders must agree for mutation? If so, then in case of 4 stakeholders minimum 3 have to agree?

2.After mututation can one sell off his/her portion to builder?

If it is a jointly owned property then without partitioning the property no individual mutation can be done over a particular share of property.

If the mutation to be done on the whole on all the shareholders name jointly then everyone have to sign the mutation applicaiton together.
