Nri property

Dear Experts,

I am a NRI/PIO and in the  process of selling my house which was bought about 20 yrs ago when I was a citizen and resident of india. I would be obliged if anyone could help me with the following:

1) Is there a legal requirement for providing a copy of my foreign passport to the buyer? I already have a PAN card.

2) Is there any documents/forms/clearances that i need to provide the buyer so that no TDS is deducted at the time of execution of the sale deed. I would be buying capital gains bonds and pay tax on the balance capital gains.

Any help will be greatly appreciated!
