I have a query regarding my plot which I purchased has dimension mentioned different in sale compared to actuals, details of my plot are as below.
Dimension in sale deed-18.3/4 × 40 sqft.(750sqft)
Actual dimension- 17 × 40 sqft.(680 sqft)
So below are my queries.
1- will this difference make any future issue to me..for construction or to sell the property.
2- should I get it rectified.
Note-
*seller has quoted that size of plot got reduced as adjacent plot owner acquired the difference in dimension because his plot size area reduced, due to rain water drain(morri) by BBMP.
* My plot is in middle of 2 properties and all these three properties were sold by same seller.
*Since it was mutual between me and seller will it be necessary to get rectified as I only paid for the actual dimension to the seller..only KHATA AND SALE DEED has 750sqft schedule. Since plot is under loan with valuation considering the actual dimension and existing khata and saledeed, considering the cost involved and time requirement, I am not willing to go for rectification..will it be ok
