Plot with GPA and without LRS(location:hyderabad)

Hi All,

I want to buy a plot from a person(A) who has brought under "SALE DEED" from the previous owners(B1 &B2). The previous owners registered the sale under "Agreement of Sale cum GPA" from C. In the registration transaction of A, the names in the transaction are

1. (EX) B1 GPA HOLDER  
2. (EX) B2 GPA HOLDER 
3. (EX) C
4. (CL) A

Date of execution was jan 2007. Please advise me if it is a clear title?

Also, this plot doesnt have the LRS(Layout regularisation scheme). But some of the other plots in the same survey number adjacent has the LRS. In addition there is a suite going on for some plots under the same survey. Please let meknow if it is a clear title and also about LRS. Can i apply in HMDA for layout regularisation?

Also in the previous transactions the name of one of the party differs in spelling and also the order of surname and name. Will it cause any legal issues?

Also please let me know what all measures i need to take and the documents need to be verified if i buy this plot. Please help me.
