Caveat Emptor means Let the Buyer Beware , As you are going to buy a property things you have to check ie;
1. It should not be the disputed property.
2. There is not any liability attatched towards it
As per your question , Owner of the very property will take the token money as a (security) for providing you the documents regarding it . But, you have to check either he is not going to fraud you after getting the money.
I would suggest you to hire a Professional Lawyer who is specialized in that.

engage a local counsel and ask him to check for the property chain, mutation, municipal record, encumbrance, search report, etc

Agreed with the advise of Mr. Akshay ji. And obtain EC and a copy of mother Document from the SRO concerned on the property intended to purchase. Also obtain ROR-IB from E-Seva centre.

Before making any payment (such as token money) you must ensure marketable title of the property being purchased.
Consult a local prudent lawyer for better appreciation of facts/documents, professional guidance and necessary proceeding.
