Property in Minor's name

Hi to all experts

I am seeking an answer to a scenario. A is the grandfather, B is the son (minor), C is the grandson, D is B's Wife and C's Mother.

A has acquired a residential land in his name. He now wishes to transfer that property thru Dana Patra to B.

B then builds a house on the land to be rented out.

Can A transfer the property to B and C in equal ownership on the same Dana Patra?

Can A be appointed as a custodian for the property on C's behalf?

If there's a situation where B and D separate- D is looking for a job and living with parents; B has a reasonable earning job and the property is rented.

Can B sell the property now that the property is in B and C's name?
