Property inheritance as per hindu sucession act

My husband expired without leaving a will. Now as per Hindu succession act “me” and “my mother in law” are the equal share holders of the property (apartment) since I do not have any issues from my late husband. My mother in law wishes to gift her 50% share to me.

1)What is the procedure for it? can this be done with a mutation?

2)Do I need to pay for the property registration or transfer fee or any other fee towards this?

3) am i entitled for any taxes / gift tax etc?

4) The said property is in Bangalore and my inlaws are living in uttar pradesh. Do they need to travel to Bangalore to make the necessary mutation etc.?
