Hi,
I have a party who does not have Sale Deed. But they have Bhatta in the concerned name (Khatta) in Chennai.
They are living in the place for 70 years (From Pre independence) now and they have paid upto date Water, Electricity and property taxes.
How would it be approached?

first ask them to file declaration suit regarding the title of the said property if you are planning to buy that property to avoid any legal hurdle in future.once title is declaraed absolute in the name of the party you can purchase it.
