i wish to know what to do in following case scenario:
case scenario

a man has surviving aged mother and two sisters married and working.
through settlement deed done by expired father during his life time he, mother and his two sisters each has right of one share out of 4shares in property.
after death of his father his elder sister takes charge of selling property and cheated and attained extra additional share in addition to her own share in property.
above all mans two sisters have no attachment with him and their mother.
though old mother is suffering from many chronic diseases, the two sisters behaviour towards mother is not consoling to mother in her last surving years but their aim is still to attain share mothers house after her death which mother bought with her share in husbands property.
in this situation
1.can mother give power of attorney to her son in her life time about giving of her property as gift for charity purpose after her death and execution of her wish by her son?
2.if power of attorney is given should it be registered?
3.should power of attorney be registered in court also?
4.can a women sell,gift,mortgage her property as per her wish as many improvements are came favouring women in indian law?
5.is there any readymade template of power of attorney for above quoted situation?
