Regarding buying a land

sir, I am purchasing a land. But problem is that the land owner living in some other city. so she given the power to a local man for selling. I asked local man about that. he said that he has special power given by owner for selling the land. local man will go to registar office for registry my land. I want to know that is it legal or not?
