Regarding land Patta

I wish to purchase a house of size 20*60. The land is of dimesnsions 40*60. The builder has made 2 houses on this land each of size 20*60.

The builder is saying that he will not split the land patta into two but is ready to make the sale deed in my name (for one house with dimension 20*60).

Should I proceed with the deal??
Also, I wish to avail home loan for purchasing the property. Will the bank consider my loan??

The property is located in jaipur.

you can proceed with purchase, as you can mention in the sale deed which side he is selling towards you. you can mention the boundaries that which side he is selling the house in your favor.
