Release deed

Dear all,

There are three co-owners of a property namely; mother, son & daughter-in law. Can the son vide a release deed release his right in respect of the said property to his mother? Or, will the same be considered as a gift ?

If the son wants to give his share only to his mother then, gift deed should be executed in her favor and not release deed.

Thank you so much for the response. But could you tell me in which respect could I use a release deed? Suppose there are three co-owners of a property, can one co-owner vide a release deed release his share of the said property in favor of any one of the other co-owner ?
