Relinqishment or gift

After death (intestate) of father(1975) and mother (1999) married (1965) daughter and two sons became

sole owners by inheritance of a house property in Kolkata with mutation recorded as joint owners. Sister

wants relinqishment in favour of both brothers in eqal share so that the parental property can be duly maintained

and peacefully used  by an agreement of aportionment  including in it  a  clause on her  relinqishment and the aggrement will be signed by all three present owners. Will this be legally sound?

      Is it necessary to execute a seperate deed of gift or reinqishment by the sister and then execution

of aggrement by two brothers? What will be the registration cost in ttwo cases in West Bengal?
