rent control act Mahashtra

hello all
we have a old ancestors Commercial property. the rent they are paying is very low 200/400 rs for 300sq ft .
. In the same area the rent of new commercial shops are 8000rs for 300sq ft of shop.
when i demand for increase in rent they told we are old tenants so we will give so much rent only.
So, is there any legal way to demand rent according to market Price?
One local lawyer told me that we can collect rent as per market price by rent control act.
Is this the right way to approach the situation?

sir they are very old tenents . they are there since 1963. and its commercial shops with slabs on top. not building
