Rent control provision

Dear Sirs,

I request you to kindly provide your valuable suggestion for the following.

A Tenant and his family members continuing residence for the period of 60 years under a House owner in the Thimmaiah Road, Bangalore.  The house is coming under the Bangalore City Corporation Limit.   It is a very old building and the House owner is not providing any maintenance only the Tenants are maintaining regarding repairs, painting etc., The rent is not standard Rent.  From the beginning it was Rs.60/- very meager.  After the death of Family Head,  the family is separated and continuing in the House separately.    There is Rental Agreement between the Tenants and House Owner and also there are no Rental  Receipt.   Only House Owner entering in a Note Book regarding the Rent.  Both the Note Books are with the Tenants and House Owner.  There are no signatures of Tenants in the Note Book.   For the past years, suddently, the House Owner increased the Rent from Rs.400/- to Rs.1200/-.  The House Owner wants to evict or vacate the Tenants.  He filed a Suit in the Court of Law. 

In this case,  kindly let me know your suggestion that  What are Defence of the House Owner ?

What are defence or remedy or alternative arrangement for getting in the Court of Law  under the Karnataka Rent Control Act

Dear Sir,

The Land owner filed under Sec 27(2) and Sec 50 of the Karnataka Rent Control Act.  He has stated in his petition that the Tenants are not paid the Rent.  The rent was collecting not regularly but he collected the rent once in three months or six months.
