Rent increase in a commercial space

We have been a running a commercial establishment since 1977 in a commercial building owned by a Society registered under Tamilnadu Societies Act. Initially the rent was fixed for 3 years and after 1980 the rental agreements were for periods of 10 years with rentall increase of 20% once in 3 years. In 2001 the Society wanted an increase of 100% rental increase and due to dispute filed a case under Taminadu Rent Contol Act but, later withdrew tha case and entered into an agreement for  9 years with an increase of rent at 20% once in 3 years. The last agreement came to an end on 31.12.2016. Now, they are demanding an increase of rent at 60% once in 3 years for the next 10 years. Do we have any remeady and is there any limit to increase of rent as per law?

It is the sole discretionary power of owner to increase the rent. Although you need to read the local rent control act for how much increase or not as per law.

The Society should justify the basis of such exorbitant increase basing on local rates for a similar property as well as relevant provisions of Rent control Act of ur state. If not justified, U can approach the competent authority for redressal of ur grievance.
