Senior citizen township and gated community layout

Whether Builder has to take approval to construction of building and service for Senior Citizen  township or as his wish with an agreement with buyer he can sell.  Whether the agreement is valid. 

2 whether  non  gated community  layout plots  can sell as Gated community  layout  by builder. What is the  difference  and who's approval  is required for RERA approved  site.

The bulder has to obtain various permissions from governmental authorities among which one of them is the building constrcution approval, lay out approval, apartment construction approval etc. 

Whether he is doing a service for senior citizens or others, the building construction approval has to be obtained. 

Gated community is a residential area that is basically surrounded by walls and can only be accessible by few small gates guarded by security guards and card access to avoid outsiders going inside.

Gated communities are conceived as closed settlements from their inception and are designed with the intention of providing security to their residents and prevent penetration by non-residents; their houses are of high quality and have services and amenities that can be used only by their residents.

A gated community is a residential community with well-established amenities whereas a standalone building is a free-standing building with no to zero amenities. If you are looking for an affordable housing option, a standalone building is your go-to choice.

RERA registration is mandatory for construction of gated community apartments.

The query is more or less hypothetical and without any facts. 

Anyhow, there are very many a laws regulating real estate and constuction actitivites. And it varies from State to State.

Of course the builder has to seek permission as applicable in the instant case.
