Special power of attorney

Do we need to register a special power of attorney given from sister to brother specifically for purchasing a residential plot in Bangalore, Karnataka?

I had been suggested by the lawyer in Bangalore that this kind of special POA need not be registered in the sub registrar office as it does not include any selling rights.

 

Appreciate if someone can provide any inputs.
