Dear Tushar,

The Tenant, if he wants to continue in the same property, would attorn the tenancy in favour of the new landlord. Payment of rent is evidence of attornment. He has the same rights and protection against eviction as he had against the original owner. He cannot also challenge the title of subsequent LL as he derives title from real owner. The fact that property is in a slum area makes no difference - it is an added safeguard against eviction, which cannot be done without the permission of Concerned Authority, Slum Clearance.
