Terrace rights

Our building consists of a basement & ground floor( being used as commertial complex) above that Ist floor, IInd floor & IIIrd floors each consisting 4 flats (used for residential purposes),In the sale deed of all the residents it states the terrace may be accessed for TV antenna &for the water tank . The builder had kept the terrace right for himself. Further he sold the terrace to some other person (not a resident of our complex). That party had tried to build a floor on the terrace but the MCD had demolished the same onthe complain of the residents. The said terrace owner has kept some of his belongings on the open terrace. We wish to know if there is any way to stop his access as we are not clear about his intentions for frequenting the terrace and we feel threatened.

Very Short Question.
I m married in 2007 was adopted by my parents in 1983 (Birth time) by my fathers younger brother. Father had 3 daughters already married. 3rd one also got married in 2007 but unfortunetly her husband expired in 2008 mid. Now with us along with his almost 4 year old baby boy. Property is in my mother's name. Now she want me & my wife to leave the house without any share in property. As per her she wants all the cash and property to be against the name of my 3rd sister and his baby. What are the legal rights which i can opt to get a share in the property as i m legally adopted child in the year 1983.
