TRANSFER OF PROPERTY RIGHTS - GRANDMOTHERS PROPERTY

Dear All

In this forum my earlier query was well answered by few experts.  Upon clarification of my earlier doubts on ancestral property wish to make following query.

My grandmother (fathers mother), had 3 sons and 2 duagthers.  She herself & her children are dead now.  We are 26 heirs are alive.  She has 12 acres of land and dwelling house at our native place in Thane.

The house is given to 3 brother and sister dont have right on it.  Please explain whether village house can have partition because I have not yet received my house share seperated.

Main question here is, I being heir of one son of my grandmother, can I buy / purchase or get tranfer of property rights from other family members for e.g. one of my aunt's (fathers sisters) heirs are willing to sell / give away their rights.  In such case can I receive the their portion of share in the property.

Please advise with clarity.
