Transfer property ownership

I have a flat in Mumbai bought jointly in my name and in my father's name solely for me.  My father passed away in 2007.  I have one brother and he has no objection to signing a relinquishment deed in my favour.He is an American citizen and he will sign the deed in the presence of the Oath Comissioner /Indian Consul in the US. 

Is this good enough? Since i reside in Chennai and the flat is in Mumbai can I admit the document here at the Registrar's office in Chennai.

As regards the other documents can I have it prepared in Chennai and have it franked in Mumbai with the requisite fees or are stamp papers available in Mumbai?  I am unfamiliar with the procedure in Mumbai.  I would like the advice of the forum at the earliest

Your bro .should sign PoA for relinquish deed before counculate and it should accepted by other part at registered office either the residence of POA holder or where the property is situated.and the relinquish deed should be registered in Mumbai.

What is the purpose of the POA...if a relinquishment deed is signed......What about stamp papaer ofr the other documents like affidavit and idemnity bond.....can I get them prepared in Chennai

Dear Sir, I am residing in Chennai and query is about type of document to be used for transferring property. Here is the case. my Dad expired in 1999 in bus accident. we got Death Certificate and legal hier certificate in the name of my mom, Brother, Sister and myself. Still Property is in the name of my father and TNEB is requesting for property name change for converting from single phase to three phase. now we are willing to tranfer property in the name of my mom. I am not sure what kind of document is required for transferring name and is there any stamp charges to be paid. pls advise.
