1. A "Sale Deed" with specific "Life Interest" clauses, is legally null & void.

It is advisable to get the same name for registration. However, if there has been a change, there shouldn't be much of an issue. In case of resale when TDS has to be deducted, ask the buyer to mention name as per PAN in TDS returns.
