The tenancy rights are of two types. One under the Transfer of Property Act and another under Rent Act. As soon as a person enters into the premises as a lessee or a licencee he becomes tenant and gets the tenancy rights depending upon the Act by which the tenancy is governed. A licencee gets rights as tenant under most of the Rent laws.

In the example, the landlord has asked tenant to vacate the property in the middle of this year.............tenant has already elapsed 3.5 yrs living on this property..........then as per ur answer he can enforce the tenancy rights and demand compensation...........
