If the Khasra number is alone is an error in the registered sale deed, then you can ask the vendor to execute a registered rectification deed to rectify the error of wrong khasra number by endorsing the correct number which will solve the problem.
If he is not cooperating then you may execute a rectification deed by yourself before the sub-registrar concerned.
No doubt the sub-registrar will refuse to register the same quoting the reasons for rejecting your application.\
You can then approach court with suit for direction to the sub-registrar to register the rectification deed presented by you for the reasons you may cite in your suit.

Why and how it went unnoticed during elapsed period of 20 years?
If so, get a rectification deed registered by vendor, who may not cooperate in that circumstances file a suit for declaration through a local prudent lawyer..

Thank you for your valuable response, we didnt notice because location (East, west, north and south properties) are perfectly mentioned in the registry deed and khata no. is same in registry deed and online khata details.
we are not in touch with the vendor although we are trying to search him. what are other option is we remain unable to search the vendor.

Thank you for your valuable response, correct khasra no. is already alloted to someone other and they people have built a house over it it is 500meter far from our land. what will happen in this case? Should we take any concent from those people also as they have build a house on land with wrong khata no.?
