Dear Legal Eagles,
I'm interested in buying a property. I have obtained EC (Encumberence certificate) from registerar office to ensure that there is no other interests in the property. However as i understand, only the registered agreements against the property would come in the EC. There could be unregistered agreements that exist.
In those cases, how can i protect my interests. I could give a public notice. But will that ensure that any claims that come thereafter (that are not registered) are invalid. I'm confused about how our legal system provides security to the buyer who is interested in clear title.
If some one hasn't registered and submit claim after i buy the property, what could i do in that case.
