Flat registration

Hi Experts,

There is a property in Bangalore which has Kaatha for 16 units. i.e. 4 units per floor with 4 floors in total.

The builder has built an additional unit/apartment in every floor which is one bedroom flat. Builder is telling me that he won't sell those since it cannot be sold legally. I am buying an apartment which is one of those legal 16 units which has Kaatha from BBMP.

My doubt is in case BBMP finds out that there are 1 illegal apartment in each floor with a total of 4 in this building, will they demolish the whole building? Or demolish only that units which is right in top of each other stacked? or break the wall and make it an open area?

Please help to provide your expert advice whether it is safe to go ahead with registering my property which is legal & approved. HDFC bank had approved my loan and the property now, but they are also asking me for a Undertaking letter. I am bit scared to sign the undertaking letter thinking there is some problem for which HDFC wants me to take responsibility. Please help.
