I am getting in a agreemnt to sell a flat in tamilnadu. sale price is 22lakhs. Term is 5 lakhs will be paid inital at time of agremetn and balance within 3 months.
please clarify the below -
1. is it requird to get the agreement registerd or jut on stamp pape is fine. will it have a standing in court if not registered and for any legal issues
2. can i add a clause that nothign will e returned out of this 5 lakhs if not fully settled by the 3months? will such clause stand in court of law
3. tenant wants to pay 30% in cash in the balance amount. is it ok to get that wat..if yes, what to consider for such cash transactions?
do i need to involve a advocat during any of the above process.
