Multiple sales of a property

Dear  Readers.

As per  Registration Act  we have to register all  Sale Deeds  and  as per  Stamp Act  we have pay the Stamp Duty.  So far  it is OK.   THe  money  we pay is the revenue to the Government.  SO that  Government  is under obligation to protect the interest of the Registered owners of the property.  Lot of  builders/ Agents are selling properties to multipul  purchasers.  There is a high nexus between Govt authorities and  these brokers.

The moment  you pay the  mandatory  Tax / Fee  for getting  title as per the law  specified,  govt is liable and resonsible to  take care of your  interest. 

It is very  funny that  Govt is so  irresponsible to take care of the interest of the purchasers.  Technology is improved, sources improved why  govt is not impleting preventive measure.   for example if you withdraw the money  your banker will given intimation that  some amount is  withddrawn.  Your  any  type of electronic account  cannot be accessed by any other person.  ( misuse is different) .   Like wise  once a property is registered  why  there will not be any  on line updation.  why there is no cross check in the SRO or RO offices. Why  purchasers will suffer.  Where is the  role of Govt  after taking  /collecting  fee/tax etc.,

Registration offices are to be made accountable for each and every wrong registration.  Even after making payment for proper registration and stamp duty lot of  purchasers are not  getting  proper title.   Even in due deligency also  lot of  facts are untraceble.

we have to takeukp the issue for the right cause.

Records in the o/o  tehsildar are being computerized and the patwari is made responsible for updation.

E-fard option is available. Still majority of the public approaches for manual fard or blindly believes the documents shown by agents.

Such cases of fraud should be referred to fast track courts.
