Mutation and sale of property

Hello, I have some questions regading mutation and sale of ancestral property.

1) We have got the probate of my grandfathers will whic was made in favour of my father and uncle. Mutation has not been done. Is the presence of both parties necessary for the mutation

2) Can I get the mutation done for our part and sell our share without the knowledge of the other party.

Yes after probate of your grandfathers will, go for filing of mutation procedure and get it done for your share only , now your father become the owner of that share and he have all rights to sell his share without taking permission from any one .

IF SOME ONE MADE A  REGISTERD SATTA (CONTRACT) SOME PART OF MY HOUSE WITHOUT MY OR MY FATHER PERMISION , HOW CAN WE CANCLE IT. IT WAS DONE BY MY BROTHER . KINDLY HELP .
